Adding Living Space by Converting a Garage
Converting a garage to living space is one of the most cost-effective ways to add square footage to a home near Iowa City or Kalona. Whether the goal is a bedroom, a home office, a family room, or a studio apartment, a garage conversion typically costs significantly less per square foot than a new addition — the structure is already built, the roof and foundation are in place, and the primary work is insulation, finishing, and utilities.
What a Garage Conversion Involves
The structural work: filling in the garage door opening with framed wall, windows, and possibly a door. The rough-in work: extending heat and plumbing to the new space, upgrading electrical service if needed. The insulation work: walls, ceiling, and slab edge insulation to bring the space to residential thermal performance. The finishing work: drywall, flooring, trim, paint, fixtures.
The garage slab is a significant factor in conversion planning. A standard garage slab is typically 4 inches of concrete — adequate for the converted space but not inherently comfortable as a living floor without treatment. Options include floating a layer of rigid foam and subfloor over the slab, pouring a thin topping slab, or accepting the slab as is and finishing with tile or stained concrete.
