When your roof has a problem in Iowa City or Kalona, the first question is whether to repair the damaged area or replace the whole roof. The answer depends on the age of the roof, the extent of the damage, and the condition of the roofing beyond the visible damage. Here is how to think through the decision.
When Repair Makes Sense
Repair is the right answer when the roof is less than 15 years old and the damage is isolated — a few missing shingles from a wind event, a failed flashing around a chimney or pipe, or a small section of damaged decking under a previously leaking area. Isolated damage on a relatively young roof does not justify the expense of full replacement.
Repair also makes sense as a temporary measure on an older roof when you are planning replacement within one to two years but need to stop an active leak in the meantime.
When Replacement Makes Sense
Replace when the roof is past 20 years and widespread granule loss or cracking is visible across the surface. Replace when storm damage affects more than 25 to 30 percent of the roof area — insurance typically covers replacement in these situations. Replace when repairs in multiple locations have become recurring — the underlying shingle layer has deteriorated and spot repairs will keep failing.
