Adding a third bay to a garage — going from a 24x24 or 24x28 to a 36x24 or 36x28 — adds roughly $8,000 to $15,000 to the total project cost in Northeast Iowa depending on specifications. Spread over the 30-year life of the building, that is a modest annual cost for meaningfully more space. The site work, concrete, and mobilization costs are all already in the project budget regardless of garage size.
What a Third Bay Gives You
The most common use of a third garage bay in Northeast Iowa is not a third vehicle — it is a dedicated workshop or storage area separate from the vehicle parking.
